Shell Island Village experienced a renais-sance,
with three homes selling within
one block of each other, including 2608
South Lumina Avenue, which sold for
$1,895,000, No. 11 in the top 12 sales
in the county; and 2632 South Lumina
Avenue sold for $1,765,000. Just a few
doors down, 2612 South Lumina Avenue
sold for $1,325,000.
Two waterfront single-family homes on
Lees Cut sold in the more-than-a-million-dollar
category; 34 Pelican Drive, Fire Chief
Frank Smith’s home, sold for $1.4 million,
and No. 2 Pelican Drive, the asymmetrical,
two-story, custom builder’s personal year-round
home that corners Lees Cut and
Kenan Creek sold for $1,695,000.
The average and median sales prices
were also up, as was the average list price of
$925,012.

“In some cases sellers had multiple
offers and buyers paid what it took to get a property,” Randall
Williams says.
Wrightsville Beach saw 129 Realtor-assisted sales. That num-ber
breaks down as follows: free-standing single-family homes
numbered 46, of which 12 were on Harbor Island and 34 on
Wrightsville proper. Averaged separately, excluding all condo

rentals and townhomes, the average price of a single-family free-standing
home sold was $1,188,685.
“We don’t expect anything crazy but we will not be surprised at
a continuing trend of modest appreciation; in fact, we have already
seen it in some sections of the market, especially the high-end
waterfront properties,” Williams says.
Waterfront continued to bring the top prices, with five of the 12
